GTA REALTORS Release June Stats
Housing affordability for buyers continued to improve in June 2025, as both average sale prices and borrowing costs stayed below last year’s levels. Although there was some growth compared to the previous month, many prospective buyers remained cautious due to broader economic concerns.
“The GTA housing market continued to show signs of recovery in June. With more listings available, buyers are taking advantage of increased choice and negotiating discounts off asking prices. Combined with lower borrowing costs compared to a year ago, homeownership is becoming a more attainable goal for many households in 2025,” said Toronto Regional Real Estate (TRREB) President Elechia Barry-Sproule.
In June 2025, GTA REALTORS® reported 6,243 home sales through TRREB’s MLS® System, representing a 2.4% decline from June 2024. New listings reached 19,839, reflecting a 7.7% increase year-over-year.
Seasonally adjusted figures show that home sales rose in June compared to May 2025, while new listings fell. This dynamic extended the tightening trend in market conditions seen during the spring.
